The program asked for two mixed-use buildings on either side of W. Flagler street; both containing retail, garage parking, and dwelling units. Given their programmatic similarities, we decided to commit to a simple, grid typology that would only vary in facade treatment. This demanded that the south-facing building have a parametric shade structure and balconies to avoid direct sunlight. As a challenge to this, the opposite building held a strict grid facade, with tessellating windows.
